San Antonio developer to restore old Alta Vista cooler to cafe

A former bar and convenience store in the Alta Vista neighborhood is ready for a restaurant revival.

The San Antonio Zoning Commission gave its initial approval for a zoning change at 2602 N Flores Street, where a small old and abandoned 304 square foot building sits on 0.17 acres.

Owner and real estate developer Michael Perez, managing partner of MP2 Urban Development, intends to transform the building into a restaurant where neighbors will want to stop in early in the morning for a donut and coffee, or a lunch spot for students and young professionals from the region. .

“I would love to find a tenant who would suit the neighborhood with a really cool restaurant or cafe,” Perez says.

Since the property has a historic designation, Perez must find a way to restore and integrate the property. The historical designation was initiated by Perez because he wanted to preserve the history of the neighborhood.

The property was built in 1926 and once housed a Liberty gas station, one of the first in the area. It became a grocery store in 1946, then Patsy’s Ice House in the 1980s.

The space will renovate the historic building and use the open space for seating.

Since Perez is a professor friend of the University of Texas School of Architecture, the conceptual drawings were created with the help of students who used the building for a restoration and reuse project.

The zoning change still requires final approval from San Antonio City Council, and then designs will need to go to the History and Design Review Board for approval. Perez can then begin his search for the right tenant for the restaurant space.
