A new 408-unit apartment complex in The Heights will bring more residential growth to one of Houston’s hottest neighborhoods.

Residents are expected to begin moving in this weekend to the first phase of Domain Heights, a two-building mid-rise apartment project developed by CityStreet Residential at 401 W 25th Street.

Construction of the shell of the two four-story apartment buildings is complete, although contractors at Domain Builders will work on constructing the interiors in phases over the coming months, with completion expected in early fall. 2022.

The luxury project adds to a wave of new apartment construction in The Heights and Washington Avenue neighborhoods as developers seek demand from Millennials looking to live in the trendy neighborhood.

Historically, The Heights is known more for its cottage-style bungalows than for its luxury apartment projects. Even today, the neighborhood is dominated by historic homes and funky commercial buildings turned into shops and restaurants. There are still only about 10,000 apartments in The Heights area, representing less than 2% of all apartments in the metro, according to commercial real estate data firm CoStar.

But gentrification and demand for residential space from high-income earners has increased investor interest in the neighborhood in recent decades. The neighborhood’s apartment inventory has grown about 40% in the past five years alone, with 2,000 units built in the past two years alone, according to CoStar.

Recent apartment projects in the area include Phoenix-based Alliance Residential’s 15th Street Flats and Heights Waterworks, which was sold as part of a 646-unit portfolio to billionaire Grant Cardone Cardone Capital in October. . Some of the new apartment developments have also spilled over into nearby neighborhoods such as Cottage Grove and the Washington Avenue corridor, with new projects such as Greystar’s 344-unit Art House at Sawyer Yards and the 341-unit Modera Washington Millcreek Residential units.

Tenants continue to rent new apartments in The Heights, even though average asking rents have climbed 9% over the past year, according to CoStar.

“The Heights are really popular. It just makes sense for anyone in real estate to try and get a piece of The Heights,” Roxanne Bacchus, vice president of asset management, CityStreet Residential, said in an interview.

For Domain Heights, CityStreet Residential hopes to create an environment inspired by a single-family home with its location on a residential street and design elements such as mudrooms in each unit, smart home technology, oversized closets and high-end light fixtures. range that “feel personalized”. “, according to the company. With interiors designed by Kathy Andrews, the gourmet kitchens feature quartz countertops, custom cabinetry, hardwood floors and stainless steel sinks. Bacchus said the team reconfigured part of the design to accommodate the post-pandemic needs of remote workers with a spacious coworking-style business center offering individual workstations and conference rooms.

WiFi boosters throughout the property allow residents to access their own private wireless Internet connection throughout the complex, instead of having to connect to a common and more public Internet connection in the business center, a declared Bacchus. Some units also have private home offices attached to one- and two-bedroom units.

“Since COVID, people need more from their homes than just a place to eat and sleep. Now it needs to be a place where residents can do all of their daily activities, while also being a place where we feel relaxed and comfortable,” Bacchus said.

Residents can also take advantage of an elaborate set of amenities that will open this month: there’s a golf simulator that Bacchus says could host Top Golf-style indoor tournaments and an athletics club with a ” cardio theatre” allowing online training video streaming. Community amenities such as a huge 9,000 square foot pool with private cabanas and grilling stations and a faucet room with a full-service bar are set to open this spring. A beer garden and courtyard playground are set to open this fall.

The Houston-based Morgan Group is managing the property management and leasing efforts, with the project now about 5% leased, Bacchus said. One-bedroom rents start at $1,766 and two-bedroom rents start at $2,798. The building also includes two hotel suites for resident guests.

Designed by architecture firm Steinberg Dickey Collaborative, Domain Heights represents CityStreet’s largest project to date and its first apartment project in The Heights, Bacchus said. The company was established in 2013 by Rick Craig, who oversaw the development of some 6,000 apartments during his career, including at Finger Companies, Trammell Crow Residential, Gables Residential Trust and Simmons Vedder Partners. CityStreet has developed more than a dozen apartment projects in the Houston area, as well as a few projects in Austin, according to its website.
