Developer signs tenants for new Memorial office building

The Village Towers, a development of Moody National Cos. based in Houston on Interstate 10 and Bunker Hill in Memorial, is close to its goal of reaching full occupancy by the end of the year with the signing of several office leases.

Hilltop Residential, a Houston multi-family investment firm, will occupy 10,760 square feet on the fifth floor of Tower II starting in November. EnCap Investments, an energy-focused venture capital firm, has moved its downtown headquarters to Tower II at 9651 Katy Freeway, where it occupies 36,460 square feet on the fifth and sixth floors. Independent Financial, a McKinney-based financial institution, moved into 8,029 square feet on the second floor in May.

With the new offerings, 17,800 square feet remain for rent in Tower II along with 4,800 square feet of retail space available on the ground floor alongside Masraff’s, Tiny’s Milk and Cookies, Treebeards, Belong Kitchen, Texadelphia and Bean & Bottle, according to Moody National. The leases negotiated to date bring the occupancy rate to 93%.

The leases come at a difficult time for the Houston office market, as about a quarter of the space is empty. However, newer buildings with on-site amenities and restaurants have surpassed older ones in a “flight to quality” where companies seek out the best spaces for their employees.

Moody National, a full-service commercial real estate company with mortgage, management, development, real estate, insurance, title and exchange divisions, also calls Village Towers home.
