Developer proposes boutique hotel near Interstate 84 in Southington

SOUTHINGTON — For the second time in three years, a Hartford County developer is aiming to build a boutique hotel on empty land near Interstate 84.

Jaymin Mehta, the developer behind GLNK LLC, is seeking city approval to build the 54-room hotel at 17 West St., according to an application filed with the city’s planning and zoning department.

The proposal marks the second time that Mehta has sought to build a hotel on the one-acre site. In 2019, the developer submitted an application to build a similar five-story hotel at the same location.

But archived meeting minutes show the proposal did not move forward at the time due to concerns from city officials about the size of the building and its impact on the community.


The recent proposal is smaller than the hotel described in the original application, as shown on the site plans. The building would consist of just three stories and about 22,600 square feet of space.

Depending on demand, the 54 one-bedroom units would each include one or two beds. At least six of the hotel rooms will be handicapped accessible, according to plans.

If approved, the boutique hotel would include a lounge, sundries market, small gym, laundry room and offices on the ground floor.

The building would be served by 55 parking spaces, including three spaces for the disabled. A traffic report filed with the city predicted that the hotel would generate approximately 430 vehicle trips per day.

“Based on our analysis, our professional opinion is that the volume of traffic associated with the proposed development can easily be accommodated by the existing road network,” FA Hesketh & Associates traffic engineers wrote in the report.

The city’s conservation commission has already approved the project, and the proposal has been approved by firefighters on the condition that a fire hydrant be installed in front of the building, according to city documents.

The project, however, was rejected by local residents. City documents show that at least three people wrote to the city to express their concerns about the hotel.

Michael Scavetta, who lives in a house adjacent to the proposed site, told officials in an email he was concerned the building was unsuitable for the largely residential area.

“When we bought the house, we understood that something would happen on this land, but never in our wildest dreams could we have imagined a hotel that could accommodate more than 54 people,” he wrote. .

The proposal is due to be presented to the Southington Planning and Zoning Commission at 7 p.m. Tuesday. A representative for Mehta did not respond to a request for comment.
