Developer plans 60 apartments at Shelton site in Langanke


SHELTON – The apartments are the most attractive option for those considering redeveloping the Bridgeport Avenue site, which has long been home to Langanke Florist and Greenhouses.

Langanke’s Landing, LLC, had received Planning and Zoning Commission approval in 2020 for a planned development district at 1055 Bridgeport Ave. Property.

The plan, at the time, was to remove the flower shop and greenhouse structures and build in their place a convenience market and a 4,400 square foot gas station with 10 fueling stations and two 3,100 square foot buildings. square feet that can accommodate retail or office space. .

Langanke florist and greenhouse owners said at the time that while the plans, if approved, would remove current structures – long a fixture along Bridgeport Avenue – the florist business itself would stay on a smaller scale in one of the buildings to be constructed. The sale of the property is subject to the approval of the plans.

But the developers returned to seek an amendment to the approved PDD to remove the gas station and convenience store and other planned buildings and replace them with a four-story structure with 60 apartments.

“(The developers) decided that the apartments would be the best use for the property,” said attorney Dominick Thomas, who represents Langanke’s Landing, LLC.

Plans call for eight two-bedroom apartments, 35 one-bedroom apartments and 17 studios. There would be 101 parking spaces to service the four-story structure.

The site is bounded by Bridgeport Avenue to the south, Huntington Street and Isinglass Road to the north, and commercial developments to the east and west. The new structures, as proposed, would be accessed by two driveways on Bridgeport Avenue and one driveway on Huntington Street, roughly where the existing driveways are.

Depending on demand, there will be access to the site from Bridgeport Avenue and Huntington Street.
