Developer draws plans for development of 3 buildings in Shelton

SHELTON – Plans for the construction of three buildings on the Bridgeport Avenue property – which already houses a building partially leased by PerkinElmer – are not on the table.

The owner of the property, AA Shelton LLC, has withdrawn its application to the Planning and Zoning Commission. The application called for the District’s planned development approval for 710 Bridgeport Ave., with the goal of constructing three separate buildings.

A 17,680 square foot building was to be used for light industrial, office or warehouse purposes on a 4.5 acre section behind the site. The other two buildings were to house restaurants and be located on 8 acres at the front of the property – one 8,000 square feet, the other 4,000 square feet with drive-thru.

The Planning and Zoning Commission opened a public hearing on the request in October, but it continued, in part, after representatives of the site’s main tenant – PerkinElmer – expressed concerns about the plans. owners to construct three more buildings on the site. .

The move comes after the commission denied a request to change the area in 2019 for the property that would have allowed the construction of 272 apartments.

The panel raised concerns about the density of the project, with mixed residential and industrial uses on the site, and increased traffic on Bridgeport Avenue.

The proposed development of two apartment buildings would have been inconsistent with the city’s conservation and development plan and, if approved, would hamper the ongoing development of the city center, the commissioners said.

Thule Inc., known around the world for its outdoor and transportation products, announced in November that it would expand its space operations to 710 Bridgeport Ave.

Thule currently occupies a space in Seymour. The company’s facilities manager, Stewart Semararo, said the move to the remaining space in the building occupied by PerkinElmer and Panolam Industries International is necessary to manage the continued growth of the business.
