As New Haven Winchester Works Biotech Center Nears Full Occupancy, Developer Will Create Smaller Spaces


NEW HAVEN – As the Winchester Works life sciences building nears full occupancy, the Westchester County, NY developer, which is transforming the former weapons factory, is building three small labs and office spaces on speculation .

Jake Pine, senior director of LMXD, said the three 5,000-square-foot spaces to be built over the rest of this year are targeting early-stage biotech companies. The three spaces, which are located on the second floor of the building, should be ready to move in either later this year or in the first quarter of 2023, Pine said.

“We think it’s going to be extremely attractive,” he said on Thursday. “We lost a few contracts because we didn’t have a space we could move into immediately. That’s what convinced us to do it.

Ginny Kozlowski, CEO of REX Development/Economic Development Corp. of New Haven, said building a custom lab space “is unusual, but there’s high demand there, so there’s market confidence.”

“Every space that’s already been completed is completely filled,” Kozlowski said.

Once these labs/offices are occupied, the only vacancy that will remain in the 140,000 square foot building is an adjacent 10,000 square foot space on the second floor. Pine envisions this as a logical space for start-ups.

Current tenants of Winchester Works include:

Halda Therapeutics, which moved into the building in 2021.

Quantum-Si, who moved in earlier this year.

Winchester Works is part of the redevelopment of the former Winchester Arms complex, located in the Prospect Hill area of ​​the city. The building is the first step in the Winchester Center Master Plan, a multi-phase redevelopment concept that encompasses the complex’s four remaining buildings as well as the development of four other sites in the nearby Yale Science Park.

The plan envisions up to 1,000 apartments, retail space and 500,000 square feet of office and lab space.
